This delightful self contained semi detached house standing on its own plot only 5 minutes walk from the beautiful bay and sandy beaches of Xerocambos is regretfully now up for sale by its English owners who still live on the island.  The property is suitable for anybody who would like a permanent holiday home which can be secured for the winter but is also eminently suitable as a full time residence for one or two people.  The house comes fully furnished and equipped for immediate occupancy.  Access is by a short lane used only by a couple of nearby properties and a car can be parked in this area. 

The stretch of south coastline that is Xerocambos (or Xerocampos) is one of the last parts of Crete to remain undeveloped and has kilometres of untouched beaches in the vicinity including a salt pan.  There are six tavernas open in the summer and a minimarket and Zakros is a ten minute drive along a newly paved road if supplies are required during the winter.  The village plan in Xerocambos is very restricted and those who wish to build here require large plots of land outside the area which are very expensive.  Loved by the Greeks, this location is much sort after and the properties inside and outside the areas are rarely for sale and command high prices when available.

The plot is approximately 74m² and is situated at the back of the village behind some olive groves which supply privacy from the main road.  Due to the gently rising nature of the land there are lovely views over the trees to the sea from both the front and roof terraces.  Shaded by a large tamarisk tree (which is a happy haunt for migrating birds in the winter) the house is approximately 30m² and consists of a large living room with kitchenette and a good sized bathroom.  At the back of the property is a fenced and gravelled area approximately 16m² with extensive views of the hills behind the house.  If a pergola was to be built over this area it could extend the accommodation.

The road frontage of the property is about 6 metres and the terrace is constructed above a boundary wall with a set of wide shallow steps to reach the paved area.  To the side of these steps is a shower area allowing sand etc to be washed off before entering the house.  The terrace has a small garden to the left side with a trellis bearing a couple of climbing plants with geraniums etc in the flowerbed.  The outside tap is fitted with a timer to operate the watering system for the garden.  Over the front of the property is a 4m x 2m varnished pergola with a red tiled roof providing shade and shelter on hot days. Within this area are the electric meter and two external electric sockets, an outside light plus a letterbox.

The double glazed front door with fitted flyscreen opens into the main living room measuring approximately 6 x 3.5 metres and has a corner fireplace with wood burning stove providing heating for the winter and a place for cooking at the same time.  The rest of the room is painted white with a tongue and groove boarded ceiling finished in a soft blue stressed effect varnish and two school house fans with lights have been fitted.  Between the front door and the double glazed sliding window which has a movable fly screen is a well fitted kitchenette consisting of floor level cupboards below the wood grain worktop and a refrigerator containing a small freezer compartment. There are a couple of eyelevel cupboards between which is a space containing a microwave/grill.  Cooking is done on a mobile two ring electric hob and there is a single unit set-in sink at the end of the worktop below the pretty tiled splash back.  Under the window is a fold down tiled topped trolley with wire baskets and a drawer containing the cutlery with can also be used as a breakfast bar.  The house comes complete with tv, digi box and satellite dish and landline telephone at present disconnected.

A matching fitted double wardrobe with a storage top box is built into the corner of the room and on this end wall there is a varnished door which leads into the bathroom.  The double glazed back door with fitted fly screen and outside light above, leads out into the back courtyard and a glass brick window near the fireplace provides extra light.  The Click-Clack sofa bed in blue faux suede is extremely comfortable for sitting and sleeping and has storage below for bedding etc and this is flanked by two bedside tables with lamps.  There are fold down tables and  plastic chairs for use inside or on the terrace.  The floor is tiled in large beige mottled tiles with two Indian carpets for use in the winter.  There is a mobile air conditioning unit in the house and wiring is in place above the back door for an air con unit to be fitted if desired.

The bathroom measures approximately 2.88 x 2.56 metres and contains a large shower unit which is tiled to the ceiling on two walls and has a small tiled wall separating the shower from the basin. A shower curtain and rail is in place and the rest of the walls are half tiled with a white toilet and pedestal wash basin with glass shelf and mirror fitted above.  The rest of the room contains a large storage cupboard and a wood grain worktop over a base unit cupboard where there is a space and fittings for a washing machine. Above the worktop are the electric water heater and an eyelevel cupboard.  The double glazed window is a dropdown unit with bars on the outside.  The tiles are in two shades of traditional Cretan blue with a central soak away for excess water.

The roof terrace is fully tiled with guttering fitted to take away the rainwater and there is a storage area above the bathroom accessed by a hatch in the roof.  The views from here are stunning especially in the spring when all the flowers are out in bloom and the trees are in blossom.  It would also be possible to fit a pergola here to gain the most advantage of the space.

This house is within the village plan so in the future should the buyer require a larger residence it would be possible to apply for planning permission for a two/three bedroom property to be built in its place.
