Location: Roussa Ekkleisia (8.5km to Sitia town)

This old stone village house is currently three large main rooms comprising approx 80m2 interior living space.  With a terrace at the front and a garden to the rear, the total plot size is approx 150m2.  The property is re-roofed, with new plastered exterior walls and wood-beam ceilings, and the interior walls and floors are rendered to a scratch-coat only, allowing the interior design of the property to be entirely flexible in accordance with a buyer’s plans for it.  Electricity and water are already connected and the house requires only internal wiring and plumbing, interior plaster, floor tiles, doors/windows, and kitchen/bathroom fittings.

A few steps lead up from the village street onto the front terrace.  The first front door opens directly into a large open room which comprises the entire front of the house (approx 6 x 4m), and is big enough to be comfortably divided (see the floor plan below). 

A doorway connects through to a second large room at the rear.  This room is L-shaped (approx 6.5 x 5m at its widest points), contains the original fireplace and has some exposed rock across the corner walls.  Three steps lead up to an additional raised area at the very back of this room (approx 3 x 3m) with a large window and door out onto the garden and beautiful sea view. 

A third room (approx 5.5 x 2.5m) runs along the side of the property and as well as internal access via a doorway from the L-shaped room, it also has its own separate entrance door from the front terrace.

The renovation to date has kept the original layout of the house and been left 'open' to best allow a buyer's own preference for using the internal space.  Because there were originally two entrances to the property, one into the main front room and another into the room next to it, both doorways have currently been kept.

The suggested layout here shows how, by blocking up the first of these two front doors, two double bedrooms (both with windows) and a full bathroom can then be fitted into the main front room of the house.  This leaves a large kitchen to the side and a spacious living/dining area to the rear, leading out into the garden.

Result: a 2-bedroom house with outside space and fantastic hilltop views to the sea, just 15 minutes from Sitia town, airport and beaches!

The outside area behind the house is not overlooked and has been cleared and levelled for a small garden or patio with excellent scenic and sea views.  The flat roof would also provide additional outdoor space as a very spacious sun terrace, with some exterior steps for access, railings and a pergola etc., and would also enjoy wonderful unimpeded views of the sea.

Roussa Ekkleisia is a beautiful hill-top traditional Cretan village.  The picturesque village square has spectacular sea views, a Turkish stone water fountain, an excellent taverna, and is less than a minute's walk from this property.  Sitia town on the north-east coast with all amenities, main transport links, and long sandy beach is less than 15 minutes' drive (8.5km).
